1. Acceptance of Terms
Welcome to Rentra. These Terms of Service ("Terms") govern your access to and use of Rentra's property management platform, including our websites, applications, and services (collectively, the "Service").
By creating an account or using the Service, you agree to be bound by these Terms. If you are using the Service on behalf of a company or organization, you represent that you have authority to bind that entity to these Terms.
If you do not agree to these Terms, do not use the Service.
2. Description of Service
Rentra provides a cloud-based property management platform designed to help landlords and property managers:
- Manage properties, units, and tenant information
- Collect rent and process payments online
- Track income, expenses, and financial reporting
- Handle maintenance requests and vendor coordination
- Communicate with tenants via messaging and notifications
- Automate routine tasks with AI-powered tools
We may modify, suspend, or discontinue any part of the Service at any time, with or without notice.
3. Account Registration
To use the Service, you must:
- Be at least 18 years old
- Provide accurate and complete registration information
- Maintain the security of your account credentials
- Notify us immediately of any unauthorized access
You are responsible for all activities that occur under your account. We reserve the right to suspend or terminate accounts that violate these Terms or are used for fraudulent purposes.
4. Subscription and Payments
4.1 Pricing
Rentra offers subscription-based pricing. Current pricing is $5 per property per month with a $25 minimum monthly charge. Pricing is subject to change with 30 days notice.
4.2 Billing
Subscription fees are billed monthly in advance. You authorize us to charge your designated payment method on a recurring basis. Failure to pay may result in suspension of your account.
4.3 Refunds
Subscription fees are non-refundable except as required by law. If you cancel your subscription, you will retain access to the Service until the end of your current billing period.
4.4 Free Trial
We may offer a free trial period. At the end of the trial, you will be automatically charged unless you cancel before the trial ends.
5. Stripe Connect Integration
Rentra integrates with Stripe Connect to enable online rent collection and payment disbursements. By using this feature, you agree to:
Stripe handles all payment processing, identity verification, and fund disbursements. Rentra is not responsible for Stripe's actions, fees, or policies.
5.1 Processing Fees
Payment processing fees are determined by Stripe. You may configure whether these fees are absorbed by you (the landlord) or passed on to tenants, subject to applicable laws.
5.2 Identity Verification
To receive payouts, you must complete Stripe's identity verification process. This may include providing government-issued identification and banking information.
6. AI Features and Limitations
Rentra incorporates artificial intelligence to enhance the Service. You understand and agree that:
- AI suggestions are not guaranteed to be accurate. All AI-generated content (document parsing, maintenance triage, expense categorization) should be reviewed before taking action.
- You are responsible for decisions. AI features are tools to assist you, not replace your judgment. You remain solely responsible for all property management decisions.
- AI may have limitations. AI performance may vary based on document quality, data completeness, and other factors.
- Data is used to improve services. Anonymized data may be used to improve AI accuracy, subject to our Privacy Policy.
7. User Responsibilities
As a user of Rentra, you agree to:
- Comply with all applicable laws, including fair housing, landlord-tenant, and data protection laws
- Provide accurate information about your properties and tenants
- Obtain necessary consents before adding tenant information to the platform
- Respond to maintenance requests in a timely manner as required by law
- Maintain appropriate insurance for your properties
- Use the Service only for legitimate property management purposes
8. Prohibited Conduct
You agree not to:
- Violate any laws or regulations
- Infringe on the rights of others
- Use the Service for illegal discrimination
- Upload malicious code or attempt to compromise system security
- Share your account credentials with others
- Scrape, copy, or reproduce the Service without permission
- Interfere with or disrupt the Service
- Use the Service to send spam or unsolicited communications
- Impersonate others or provide false information
Violation of these prohibitions may result in immediate account termination.
9. Intellectual Property
The Service, including its design, features, and content, is owned by Rentra and protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, or distribute any part of the Service without our written consent.
You retain ownership of content you upload to the Service (documents, photos, etc.). By uploading content, you grant Rentra a license to use, store, and process that content to provide the Service.
10. Third-Party Services
The Service integrates with third-party services (e.g., Stripe, communication providers). Your use of these services is subject to their respective terms and privacy policies. Rentra is not responsible for third-party services.
11. Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. We do not warrant that the Service will be uninterrupted, error-free, or secure.
Rentra is a software platform, not a property management company. We do not provide legal, financial, or tax advice. Consult qualified professionals for such matters.
12. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTRA AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, including but not limited to loss of profits, data, or business opportunities, arising from your use of the Service.
Our total liability for any claims arising from these Terms or the Service shall not exceed the amount you paid to Rentra in the 12 months preceding the claim.
13. Indemnification
You agree to indemnify and hold harmless Rentra and its affiliates from any claims, damages, losses, or expenses (including legal fees) arising from:
- Your use of the Service
- Your violation of these Terms
- Your violation of any third-party rights
- Disputes between you and your tenants or vendors
14. Termination
You may cancel your account at any time through the account settings or by contacting support. We may suspend or terminate your account if you violate these Terms or for any other reason with notice.
Upon termination:
- Your access to the Service will end immediately
- You may request export of your data within 30 days
- Outstanding fees remain due and payable
- Provisions that should survive termination (e.g., limitations of liability) will remain in effect
15. Dispute Resolution
Any disputes arising from these Terms or the Service shall first be attempted to be resolved through informal negotiation. If unresolved after 30 days, disputes shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.
Class Action Waiver: You agree to resolve disputes on an individual basis and waive any right to participate in class actions.
16. Governing Law
These Terms are governed by the laws of the State of Delaware, without regard to its conflict of law principles. Any legal action must be brought in the courts located in Delaware.
17. Changes to Terms
We may update these Terms from time to time. We will notify you of material changes via email or through the Service at least 30 days before they take effect. Your continued use of the Service after changes become effective constitutes acceptance.
18. General Provisions
- Entire Agreement: These Terms, along with our Privacy Policy, constitute the entire agreement between you and Rentra.
- Severability: If any provision is found unenforceable, the remaining provisions will continue in effect.
- Waiver: Failure to enforce any right does not waive that right.
- Assignment: You may not assign these Terms without our consent. We may assign our rights and obligations freely.
